More Homebuyers Qualify for Tax Credit

Last week congress just passed an expanded version of the $8,000 first time home buyer tax credit that was set to expire on November 30th.  “The new version of the tax credit has the potential to stimulate the housing market even more than the old version due to the fact that more people will qualify under the new rules,” said Lonnie Stevenson a Certified Mortgage Planning Expert for Evergreen Home Loans.  “Although the tax credit remains at $8,000 for home buyers that have not owned a primary residence in the last three years, it has been expanded to include a $6,500 tax credit for home buyers that have lived in their current primary residence for at least five consecutive years out of the past eight years.  Under the old rules, move-up home buyers did not qualify.”  Consider these three examples:

Example 1:
Jane purchased a home in 2002, lived there for 5 years as her primary home, moved out in 2007, and turned that home into a rental property.  If Jane decides to buy a new primary residence today, she would qualify for the $6,500 tax credit based on the fact that she lived in the same residence as her primary home for at least five consecutive years out of the past eight.

Example 2:
Harry purchased a home in 2004, and lived there for the past 5 years as his primary home.  If Harry decides to buy a new primary residence today, he would qualify for the $6,500 tax credit based on the fact that he lived in the same residence as his primary home for at least five consecutive years out of the past eight.

Example 3:
Nicole purchased a home in 2006, and lived there for the past 3 years as her primary home.  If Nicole decides to buy a new primary residence today, she would not qualify for the $6,500 tax credit based on the fact that she did not live in the same residence as her primary home for at least five consecutive years out of the past eight.

The tax credit applies to homes purchased for less than $800,000 before May 1, 2010.  “If you sign a binding contract to purchase a home no later than April 30th, you would need to close on the transaction no later than June 30th, 2010,” Stevenson said.  “It works kind of like a gift certificate that can be redeemed for cash.  You simply file a form with the IRS right after you buy your home, and the IRS will send you a check for the full amount of your credit.” 

The income limitation for single tax payers went up from $75,000 under the old rules to $125,000 under the new rules.  For married tax payers, the income limitation went up from $150,000 to $225,000.  “This means that more people will qualify for the credit – especially in parts of the country with higher costs of living,” Stevenson said.  “This should help stimulate parts of the housing market that may not have been impacted by the old version of the credit.”

There are many creative ways of structuring your home purchase transaction in ways that maximize the benefits of the credit.  Here are a few examples:
•    The credit applies to 1-4 unit homes as long as you live in one of the units as your primary residence – you could live in one unit and rent out the others
•    If two unmarried individuals buy a home, and only one of the individuals qualifies for the credit based on their income or past home ownership status, the individual who qualifies for the credit can claim the full credit.  (Note: In the case of married couples, both spouses must qualify for the credit.)
•    The credit applies even if you have co-signers on your mortgage loan

October home sales stats in Lake Havasu

October 2009:
SOLD:  144
NEW Listings:  261
Average days on Market:  110 days
Average Sales Price:  $121,281
Median Sales Price:  $137,000

October real estate sales in Lake Havasu remained very active as prices stayed low. The aveage days on the market is decreasing and we are still seeing the majority of home sales activity being foreclosures and short sales.

- Overall home sales are are up about 39% compared to Oct. ‘08.
- Average sales price has dropped about 4% from last month and an 18% drop from Oct. ‘08

I expect the rest of the year to be very busy, as prices remain low and winter visitors flock to Lake Havasu City, AZ to enjoy our beautiful warm weather!

Democrats Agree to Extend Home-Buyer Tax Credit

Don’t count on home buyer tax credit … as of now!

While members of congress continue to debate about extending and/or revising the first time homebuyer tax credit, reports of wide spread abuse and fraud, to the tune of over $620 million dollars being sent out to people who were not entitled to the tax credit, have put any extensions in jeopardy.

Because of the widespread fraud, the IRS is now physically reviewing and auditing each and every claim to the tax credit, which is causing a huge delay and back-up to those who have file for the tax credit on their 2008 returns or filed an amendment. Not only is the IRS auditing the form 5405’s, there are also auditing the entire tax return for that individual. With this in mind, don’t be surprised if congress waits until after the 1st of the year before extending or amending any further tax credits. And you can be sure that if an extension or revision is agreed upon, proof of being eligible for the tax credit will be certain. The current tax credit expires on midnight November 30th.

5 Feng Shui Concepts to help sell your home

To put the best face on a listing and appeal to buyers who follow feng shui principles, keep these tips in mind.

1. Pay special attention to the front door, which is considered the “mouth of chi” (chi is the “life force” of all things) and one of the most powerful aspects of the entire property. Abundance, blessings, opportunities, and good fortune enter through the front door. It’s also the first impression buyers have of how well the sellers have taken care of the rest of the property. Is there crime in your neighborhood?

The Lake Havasu City police department is now linked into a few online crime tracking systems. I went to www.lhcpd.com and checked out these links which allow you to type in a city’s name and see what calls the local police department is responding to and where they are on a map. Pretty cool!

This can be a great tool for home buyers to search and  see how much police activity is going on in a particular neighborhood. You can also sign up to receive instant text message alerts when a crime is being responded to in your neighborhood. This is a great for local and out of town residents who want to stay informed no matter where they are. The goal of programs like these is to keep citizens aware of what is going on around them and to encourage others to keep an eye in their neighborhoods, hoping to reduce the amount of crime.
